Single-family house with a basement studio with atrium and underground garden

The project developer neuesbauen5seen commissioned us with the planning (LPH 1-5) of two single-family houses.

The planning for the project >zwei schondorfer häuser< envisages the construction of two high-quality single-family houses, which as an ensemble fit unagitatedly but recognisably modern and loosely into the residential area near the forest and the lake.

Trapezoidal recesses, projections on the ground floor, a gabled loggia as well as shady and protective cladding and shutters are the characteristic features of the buildings. The facades speak a clear and reduced architectural language.

The rooms appear open and flooded with light due to the use of large glass surfaces. At the same time, they create a homely, inviting atmosphere. The pleasantly spacious feeling is further emphasised by the clear room height of 2.75 metres provided on the ground floor and the open floor plan.
The stylishly designed master wing on the upper floor is spatially separated from the rest of the events. A master bathroom and a smaller bathroom are planned for this floor. A connection to a bathroom is possible.
A daylight studio in the basement - with a separate entrance, atrium and underground garden - creates further space for residents, guests or freelance activities.
The studio in the attic is also ideally suited for use as an office or fitness room.

The houses, their outbuildings and outdoor facilities are generously laid out and allow three parking spaces per house, two in the garage and the adjacent carport.

Plenty of sun, light and air as well as a healthy indoor climate for all rooms - these are the guiding ideas of the project. They are reflected not only in the spatial planning but also in the use of materials and building services. Lime plaster, generous openings and a ventilation concept for natural and automatic ventilation are planned.

The solid construction of 42.5-centimetre-thick heat-insulating brick walls also supports this concept through a wall mass that is capable of storing and balancing heat.
Important elements are heat storage, insulation, solar energy input and night cooling. The building will be constructed according to the specifications of the current Energy Saving Ordinance 2014/2016. The legal standard is significantly exceeded with regard to the specific primary energy demand and the transmission heat loss. The energy level is similar to a KfW Efficiency House 55 with regard to the construction and design of the building envelope. However, for architectural and functional reasons, the building does not fully comply with this standard.
